The Client reported the following issues to her Landlord in 2018:
The lady contacted us in 2020 after becoming frustrated at the lack of response by her Landlord.
Once we had established that there was a Claim to be made, we notified her Landlord of the disrepair to the property who, in turn, conducted their own inspection of the property.
The findings revealed the Client’s Landlord WAS in breach of the terms of the tenancy for their failure to make the necessary repairs.
The Landlord’s proposals to make good the existing disrepair was, however, omitted from the report.
We then instructed our own Building Surveyor who conducted a thorough inspection of the property; the report revealed not only evidence of the existing disrepair but also had drawn findings on other items of disrepair within the property.
Throughout the whole process, our Client had continued to make full monthly payments and we were successful with producing this report to the Landlord and achieving agreement from the Landlord for the repair works required, including the additional works.
We also achieved compensation for the distress and inconvenience caused during the period in which our Client’s property was in disrepair.
We successfully negotiated a good settlement by way of compensation and our Client is very happy with the works which were completed to her property.
The Client also fed back that she was extremely grateful that we were able to take that burden from her during such a stressful and difficult time.
